(1) The overall scale positioning is the determination of the total scale and total construction area of the hotel construction. Generally speaking, at the beginning of the investment and

be produced when the first three questions have been fully determined. The positioning of the overall size of the hotel must be targeted at the market, based on investment, carefully 

evaluated, objective judgment, and effectively "tailored ", not blindly exceeding the standard and wishful thinking. To put an end to the "root of the disease" is the error of the initial 

scale positioning. Once this disease is generated in the hotel's body, it will wreal havoc for a lifetime, hindering the benign operation of the hotel. At this time,no matter how big the

 (2) Functional scale positioning is the refinement of the overall scale. It is necessary to clarify the scale and area of each different function and the proportion and operating relationship between them. The

space and venue occupied by all hotel operating functions, service functions and logistics, equipment, transportation and other functions are facing the most accurate and final determination. For example, 

the proportion of room occupancy area in the hotel is adjusted according to the grade and nature of the hotel, and the general room occupancy rate accounts for the majority of the total construction area of the hotel. 

However, high-end hotels often have a large public business area, and the room area share will be relatively reduced. 

The opposite is true for budget hotels. Take the statistics of Shanghai hotel in 2005 as an example: economy hotel room area accounted for 80% of the total area of the middle grade hotel room area accounted for 77% of the total area; 

High-grade hotel room area accounted for 71% of the total area. Such a room ratio relationship is almost risk-free for hotel investors, not only profitable, but also a high rate of return.

                                                                     


 

 

It can be seen that the guest room is the cornerstone of the hotel's return on investment, even for large conference, entertainment and resort hotels. Unfortunately, we have repeatedly encountered some 

investment hotel owners only hope that the hotel luxury, style, hope to reach the four - and five-star standards, so there will be a "big horse car" phenomenon. For example, a hotel with a total 

construction area of 35000m 'has only less than 200 rooms, and according to the average occupation area of each high-grade room is 50m (excluding the public share area of the room area), the area rate 

of the room area is less than 30%. This is very wrong and will cause fatal injury to the hotel. In fact, no matter in what city and region, and no matter how the hotel's assets are evaluated or exchanged in 

the future, as long as the floor area share of the room area is less than 30%, from the first day, the hotel owner has embarked on the inevitable loss of "road of no return", and the tragic outcome is difficult to avoid.
